In 2002 the Meredith family approached Miró Rivera to work on a Master Plan for the 36.5-acre brownfield site known as the old Featherlite Tract in the Chestnut neighborhood of East Austin. The Master Plan aims to create a community center for the neighborhood by means of a public central plaza that would serve as a catalyst for future development goals. Intended to provide a vision for a new, sustainable urban center for the neighborhood, the scheme consists of a plaza or open space surrounded by a mixed-use development including affordable housing, office space, space for non-profit organizations, a cultural institution and a seven-acre urban park space—all designed as a pedestrian-oriented fabric serviced by the new commuter rail line.
As of 2010, the affordable housing and commuter rail stop have been completed, the non-profit core is underway, and construction of an office building and urban park will begin soon. The plan as a whole has provided the unique opportunity for re-imagining what was once a defunct industrial site as a vibrant center for East Austin.
